STRATEGY
Owner-led investing in manufactured housing communities.
We acquire well-located, under-managed communities in California and the Western U.S., improve how they run, and hold them for durable income.
INVESTMENT PHILOSOPHY
Value created through operations, not leverage.
Deluxe Park Capital is led by an owner-operator. Every community we buy is underwritten by people who have run parks day to day.
We focus on communities where returns come from better management: completing deferred infrastructure work, professionalizing billing and collections, bringing utilities onto resident submeters where permitted, and filling vacant home sites. We underwrite each asset on normalized, verified financials, not on the seller's pro forma.
We hold for the long term, which aligns our investors with the residents who live in the community.

WHY MHCS
An essential housing type with structurally limited supply.
Manufactured housing communities provide some of the most affordable unsubsidized housing in the country. The fundamentals that make them attractive to residents also make them resilient for investors.
Affordable by design
Lot rents typically sit well below local apartment rents, so demand holds through economic cycles.
Little new supply
Zoning restrictions make new communities difficult to entitle, which protects existing well-located parks.
Low turnover
Residents own their homes, and relocating one is costly, so tenancy is long and capital needs per site are modest.
Fragmented ownership
Many parks are still held by original owners, creating off-market acquisition opportunities for experienced operators.
INVESTMENT CRITERIA
Target communities
We are selective. A community must meet most of these criteria before we submit a letter of intent.
Purchase price: $1.5M to $10M
Size: 20 to 150 home sites
Geography: California and the Western U.S.
Home ownership: Predominantly resident-owned homes
Opportunity: Deferred maintenance, vacant sites, or park-owned homes to sell to residents
Infrastructure: Public water and sewer preferred; private systems evaluated case by case
Location: Within commuting distance of an established employment center
Each acquisition also requires a review of local rent ordinances, land-use permits, and HCD operating records.
INVESTMENT PROCESS
From sourcing to stabilization
Each community is offered to investors as its own single-asset offering, so partners know exactly what they own.
PRE-ACQUISITION
01 Sourcing
We review on- and off-market communities through broker relationships and direct outreach to owners, screening each against our criteria.
02 Underwriting and diligence
We rebuild the financials from the general ledger and rent roll, then verify title, permits, utilities, and rent-control exposure before closing.
POST-ACQUISITION
03 Capital improvements
We fund planned work on roads, utilities, and common areas from reserves raised at closing, prioritizing safety and resident experience.
04 Asset management and reporting
We oversee on-site and third-party management monthly and send investors regular reports on operations, capital projects, and distributions.
